I have the internet, so why do I need a Realtor?

Today’s buyers and seller are informed and very tech savvy, so why would they need me? There are so many answers to that question so I’ll start with the most important; I know the local market. Market conditions and trends change frequently which means if they don’t know what they’re doing they could either under sell their home or pay too much for the home they’re purchasing. Over pricing a home is also a big mistake that will not only cost money but the sellers time as well.  Speaking of time there is an estimate of 30 people involved in a real estate transaction from other realtors, escrow, title company, appraisers, financial institutions, home warranty and inspectors that I coordinate daily. Buying or selling a home without a realtor could become a buyer and sellers new job. There are also the contracts, addenda, contingencies and conditions to deal with as well.  Let’s not forget about negotiating the best price. Third party negotiations are non-emotional which eliminate bias and will bring top dollar to sellers and help buyers obtain the best price and conditions for their purchase.  There’s also the fact that I bring an abundance of exposure to selling a home that a seller could not obtain themselves, which means the more exposure a home has the better chance of receiving an offer sooner or an offer at all. I could go on and on but there’s one more thing I’d like to include and that’s the safety and security of buying and selling a home.  All access is tracked and accompanied by licensed realtors; a buyer and seller will never deal with strangers. There’s a lot to consider when buying or selling a home so let a professional like myself help in making the right decisions.
